Application & Qualifications

+ How do I apply for an apartment at Mill Run at Union?
You can apply online through our website. To qualify, applicants must have a gross monthly income of at least 2.2 times the monthly base rent.
+ What are the income requirements to rent at Mill Run at Union?
Applicants must have a gross monthly income equal to or greater than 2.2 times the monthly base rent. Additional screening criteria may apply.
+ What's the application fee, and how long does approval take?
The application fee is $50 per applicant age 18 or older. Most applications are processed within 24–48 hours, although approvals may be completed the same day depending on the information provided.
+ Does Mill Run at Union accept cosigners or guarantors?
Yes. Cosigners and guarantors are accepted, subject to our qualification requirements.

Lease Terms & Flexibility

+ What lease lengths does Mill Run at Union offer?
We offer lease terms ranging from 3 to 12 months, based on availability.
+ Does Mill Run at Union offer short-term or month-to-month leases?
Yes. Month-to-month leasing is available after completing an initial 3-month lease term, subject to availability and lease terms.
+ What happens if I break my lease early?
Residents wishing to terminate their lease early are required to provide 60 days' written notice and pay an early termination fee equal to 1.5 times the monthly rent, in accordance with the lease agreement.

Pricing, Deposits & Fees

+ What are the total move-in costs?
Move-in costs generally include first month's rent, a security deposit (equal to one month's rent, or $1,000 for qualified Tier 1 credit applicants), a $150 annual amenity fee, and a township inspection fee ($75 for Union, $98 for Irvington). Additional fees may apply depending on your lease and selected options.
+ Is there a security deposit, and is it refundable?
Yes. The standard security deposit is one month's rent, although applicants who qualify for Tier 1 credit may pay a reduced $1,000 security deposit. Security deposits are refundable after move-out, provided the apartment is returned in accordance with the lease terms and no charges for damages or outstanding balances apply.

Pets

+ Is Mill Run at Union pet-friendly?
Yes! We welcome pets at our community.
+ Are there weight or breed restrictions on pets?
There are no weight restrictions. However, certain breeds and mixes are restricted, including Akita, Alaskan Malamute, American Bulldog, American Staffordshire Terrier, Chow Chow, Doberman Pinscher, Pit Bull, Rottweiler, Siberian Husky, German Shepherd, Boxer, Presa Canario, Tosa Inu, Fila Brasileiro, Dogo Argentino, Shar-Pei, Dalmatian, Basset Hound, Bloodhound, Bullmastiff, Cane Corso, Belgian Malinois, Dutch Shepherd, Wolf Hybrids, and any mix of these breeds.
+ What are the pet fees and monthly pet rent?
A one-time, non-refundable pet fee of $350 per pet is due at move-in. Monthly pet rent is $60 per pet.

Parking & Storage

+ What are the parking options and costs?
Each apartment includes one parking permit at no additional cost. Reserved parking spaces are available for an additional fee starting at $75 per month, subject to availability.
+ Is there guest parking?
Guest parking is available on nearby public streets where permitted.
+ Does Mill Run at Union offer additional storage or bike storage?
Additional garage storage is available for $200 per month, subject to availability.

Utilities & Internet

+ Which utilities are included in the rent?
Water, sewer, and trash collection are included in your rent.
+ How do I set up utilities before moving in?
Utility setup depends on the property's location. In Union, electric is through PSE&G and natural gas is through Elizabethtown Gas. In Irvington, PSE&G provides both gas and electric. Our leasing team will provide utility account information before your move-in date.
+ Is Mill Run at Union Wi-Fi ready, and who are the internet providers?
Yes. Residents may choose between Verizon and Xfinity (Comcast) for internet service.

Apartment Features & Appliances

+ What appliances are included?
Each apartment includes a refrigerator, microwave, and stove/oven.
+ Do apartments have in-unit washers and dryers?
Yes, in-unit washers and dryers are available in select apartment homes.
+ Does Mill Run at Union offer furnished apartments?
No, furnished apartments are not available.

Community Amenities

+ What amenities does Mill Run at Union offer?
Residents enjoy a variety of amenities, including a fitness center, dog park, playground, and outdoor grilling areas.
+ Does Mill Run at Union have a pool, gym, or clubhouse?
Our community features a fitness center. We do not offer a swimming pool or clubhouse.
+ What are the amenity hours?
Fitness center hours are Monday–Friday, 7:00 AM – 8:30 PM, and Saturday–Sunday, 8:00 AM – 8:00 PM.

Maintenance & Service

+ Does Mill Run at Union have on-site maintenance?
Yes. We have an on-site maintenance team available to assist residents.
+ How do I submit a maintenance request?
Maintenance requests can be submitted conveniently through the online Resident Portal.
+ Does Mill Run at Union offer 24/7 emergency maintenance?
Yes. Emergency maintenance services are available 24 hours a day, 7 days a week.

Touring & Move-In

+ How do I schedule a tour?
Tours can be scheduled by phone, email, through our website, or by visiting the leasing office during business hours.
+ Can I take a self-guided tour?
No. At this time, self-guided tours are not available.
+ What's the earliest I can move in?
Move-in dates are based on apartment availability. In many cases, qualified applicants can move in as soon as their application is approved and the apartment is ready.

Renter's Insurance

+ Is renter's insurance required?
Yes. All residents are required to maintain renter's insurance throughout their lease term.
+ What coverage does Mill Run at Union require?
Residents must carry a policy that includes at least $100,000 in personal liability coverage.
+ What if I don't have renter's insurance?
If you do not provide proof of qualifying renter's insurance, you will automatically be enrolled in our Foxen liability program for $16 per month.

School district assignments vary by community location. Properties are served by either the Union Public School District or the Irvington Public School District, depending on the property's address.
